Should I paint myself or hire a painter?

Paint it yourself if the job is small, at ground level and you have the time. Hire a painter for whole houses, high walls, exteriors, cabinets and anything in a house with old lead paint.

A bedroom is a fair weekend job. The parts people underestimate are prep and cutting clean lines. Most DIY jobs that look poor were rushed at the prep stage.

How much would I save painting myself?

You save the labor, which HomeGuide puts at 70% to 85% of the cost of an interior paint job. You still pay for paint, primer, rollers, brushes, tape, drop cloths, patching supplies and perhaps a ladder.

You also pay in time. A painter covers 80 to 120 square feet of flat surface per hour, by the same source, and most homeowners are slower. Work out what your weekends are worth before you decide.

Is a two-story exterior too dangerous to DIY?

For most people, yes. Working from a tall ladder while scraping or holding a paint pot is where the serious falls happen. Fargo's wind adds to the risk, and so does soft or uneven ground.

A two-story job needs the right ladder, set at the right angle on firm ground, and often planks or a lift. If you are not used to that work, paint the ground floor yourself and leave the height to a crew.

Is renting a sprayer worth it?

Renting a sprayer is worth it for large, empty or outdoor surfaces, such as a fence, a deck or an unfurnished house. It is not worth it for one or two furnished rooms, because masking and cleaning the sprayer take longer than rolling.

No national rental price is published, so check local rental shops. A sprayer has a learning curve: runs, overspray and clogged tips are common on a first try. Do not spray outside on a windy day.

My DIY paint job looks bad. Can a pro fix it?

Yes, a pro can fix a bad paint job. Most of the time it means sanding out drips, ridges and roller lint, fixing the cut lines, priming where needed and applying a proper finish coat.

It usually costs about the same as painting the room, and sometimes more, because the flaws have to be sanded flat first. Peeling or sticky paint must come off before anything new goes on.

When is a job too big to do myself?

A job is too big when it needs equipment or time you do not have. Whole exteriors, stairwells and vaulted ceilings, kitchen cabinets, heavy wall repair and any pre-1978 surface that must be sanded or scraped are the usual ones.

Outside, the calendar matters too. Fargo's painting season is short, and an exterior done on weekends can run out of warm weather before it is finished.

Why is new paint peeling after a few months?

New paint that peels after a few months did not bond. The surface was dirty, glossy, damp or chalky, or primer was skipped. Outside, paint that went on too cold or just before rain fails the same way.

The peeling paint has to come off, and the cause has to be fixed before repainting. If a painter did the work, call them back. This is the kind of fault a workmanship warranty is for.

Why does new paint look streaky or show roller marks, and why can I still see the old color?

Streaks and roller marks come from paint that was spread too thin, rolled again as it dried or put on with a poor roller. If you can still see the old color, there are too few coats or no primer under a strong color change.

Both have the same cure: a light sand and one more full coat, rolled from top to bottom while keeping a wet edge. Higher sheens show marks more than flat.

Why does the wall look splotchy in side light, and why do touch-ups not match?

A wall looks splotchy or uneven in side light when parts of it soak up paint differently, most often patches that were not primed. Touch-ups do not match because the new paint has a slightly different sheen and thickness from the cured paint around it, even from the same can.

Low winter sun through a Fargo window runs along the wall and shows every difference. The reliable fix for both is to prime the patches and repaint the whole wall from corner to corner. Flat paint touches up best. Satin and semi-gloss rarely do.

Why did paint peel off with the painter's tape?

Paint peels off with tape when the paint under it was not well bonded or had not cured, or when the tape was too sticky or stayed on too long.

Use a low-tack tape made for fresh or delicate surfaces. Pull it back slowly at a sharp angle. If the paint has dried over the edge of the tape, score along it with a blade first.

Should a painter come back to fix missed spots?

Yes. A painter should come back to fix missed spots, thin areas and drips, at no charge. Better still, they are found at the walk-through before the final payment.

Walk the job in daylight with the painter. Mark each spot with a small piece of tape and agree on the list. We do a final walk-through with you on every job.

The painter left paint on my floors and windows. What now?

Tell the painter at once and ask them to clean it. Drips on floors and paint on window glass are the painter's to remove. Fresh latex comes off hard floors and glass fairly easily. Dried paint on carpet, stone or unfinished wood is harder.

Take photos before anyone touches it. Do not scrape glass with a dry blade yourself, because it can scratch. If the damage cannot be cleaned, it becomes a claim against the painter or their insurance.

The painter will not come back. What are my options?

If the painter will not come back or answer, put your complaint in writing with photos and a deadline, and keep a copy. If a final payment is still due, you can hold it until the list is done.

After that, in North Dakota you can file a complaint against a licensed contractor with the Secretary of State, or a consumer complaint with the Attorney General's Consumer Protection Division at (701) 328-3404. In Minnesota, the Department of Labor and Industry handles complaints about the contractors it licenses, and the Minnesota Attorney General's Office takes consumer complaints. Small claims court is the route for getting money back. This is general information, not legal advice.

The final invoice is higher than the written estimate. What now?

Ask for a written breakdown of the difference before you pay it. An invoice should only be higher than the estimate for extra work that you approved, such as added rooms or repairs found after the start.

If nothing was agreed, say so in writing and pay the amount in the estimate while the rest is settled. This is why changes should be written down and priced before they are done.

Who pays to fix paint that failed early?

Who pays depends on why the paint failed. If the prep or application was poor, the painter should fix it under their workmanship warranty. If the paint itself was faulty, the paint maker's warranty may cover the product. If a leak, rot or damp inside the wall caused it, the repair is the owner's cost.

Check the cause before anyone repaints. Painting again over the same problem gives the same result.
